We investigate title and we say what we found, including when the answer is that the risk cannot be cleaned. Search reports across revenue and registration records, encumbrance certificates, mutation entries, conversion and land use, ceiling and tenancy legislation, and the state-specific restrictions on agricultural land that catch buyers repeatedly. Acquisition documentation, development agreements, joint development structures and area sharing arrangements. Commercial and retail leasing, leave and licence arrangements, and the stamp duty and registration consequences under the state schedule that actually applies. Regulatory work under the Real Estate (Regulation and Development) Act, 2016 and the state rules. Construction contracting and the disputes that follow, including delay, variation and termination claims and the arbitration that resolves them. Portfolio diligence at scale, where the discipline is triage rather than depth on every site.
